I want to give a little information here as to some of the things people have said to me about Intero here in Sacramento. One of our team has an interest in developing property and has done numerous East Sac projects. Our Franchise of Intero Real Estate Services grew out of Gatejen Real Estate. Indeed, Intero Sacramento is formerly Gatejen Real Estate. Partners Ed Gatejen and Ryan Montelius decided to make the change from a local “boutique” Real Estate company to a worldwide company with an excellent reputation and a shared vision of growth. By purchasing a franchise from Intero, building the brand has been a steady process here in Sacramento. One of the ways to stimulate growth and business has been to develop property here in East Sac.

While hosting Open house, making calls or meeting people, I come across many different thoughts of who Intero is and what they do in Real Estate. Click here for more Intero. Intero Sacramento is a franchise of Intero Real Estate Services. Ed Gatejen is Broker and CEO of our local office here in Sac. We are without a doubt a part of the local community. Many moons ago, CEO’s from Coldwell Banker got together and founded Intero. They did not originate from ‘destroy the neighborhood, flip school.’ Warren Buffet bought Intero. Yes, he also bought Dunnigan. That’s really cool. Success? Great business sense?

So, going back to some more negative ideas about who Intero Sacramento is. This one keeps coming up. Some people think Intero is a Sacramento home flipping company. While it is true we have listed some investor owned property, we have also represented those who like to develop property. We will always focus on traditional real estate in a huge way and that be our main purpose. In fact what we do is like any other company. The fact we are becoming one of the biggest operators in town makes our signs and output noticeable. How many agents/companies do you know of that represent a client whose focus is investment/flips? Probably more than you would think of and notice. East Sac is a prestigious community for housing. Older homes with many wonderful charms. Its easy to spot a new development, rehab, flip, or even a new roof. Real Estate has many facets. Investment flips are just one part of it, that are not for everyone. Some buyers and agents included.

So does this help a little? Sometimes word of mouth can miss the finite details. As a seller or buyer, one should be provided the most accurate and factually correct information from your representative.

Ok. When choosing a company, agent and brand to help buy or sell a home you, must understand what they do and how they do it. We are without a doubt a part of the local community which is small and pays close attention.

This is a good thing, I am Mr Mom.

This is a good thing grew out of my desire to do a podcast forever. There were a bunch of lunches and essentially wine and dines. Bonding, procrastination and just damn relaxing away from work. Suddenly in the middle of working and preparing my leads for the day I encountered a mouse problem. Yes, my MAGIC MOUSE stopped working. It has seen better days as it has been bashed by my hand a few times when it stopped working. It has lasted abour 4 years so far. Well, to top it off, the wireless keyboard stopped working too. I smell an issue here.

Long story short, I got an plug in keyboard and new MAGIC MOUSE. Thankfully everyone in the apple store was standing around the iwatches , so I was In and out of that place very very quickly.

magic mouseWell, the keyboard is great. The mouse does not work. My old magic mouse does not work and the wireless keyboard does not work. The crappy, jittery usb mouse not made by apple does. I have read so many” how to fix the issue” pages. I watched some kid put foil on the bottom of the base of the battery where the – (minus) is and stuff paper in over the batteries to jam pack the space. Man, if I tried that I would crack up. Ahhhhh. I did. It didnt work. What the Flock?

I am still working on this issue as of 05/07/15 and will report my status as I encounter any interesting things along the way and of course the solution.

Having done much less reading than planned for becoming a dad, I can report that the baby caring bible called , The new Basics is doing just fine at keeping me and Mrs Mom safe and calm. Ohm, yes, the baby too. We only made a few calls to the pediatrician at strange times of day/night. One was for a blood clot which baby threw up. Turns out it was from mom and her painful milk providing breasts. The other was when her umbilical cord scab came off a little too early for our comfort. Baby was fine.

I just sent a copy of the book to my sister who had a new baby boy. I hope it helps her not to worry so much. Knowledge and experience are very helpful aren’t they!!!

…….. So, I vacuumed the inside of my MacPro and carefully cleaned with Isoprop. Turned it back on and it works. Magic mouse tip#1001.

Turns out the owner, Daniel Ramsey lives in East Sac. Back before I was working with Intero, I knocked on his door and left a flyer and also mailed to his address. It was the door knocking that informed me he is a Broker too. Its a neat idea that he has. Our office has utilized MyOutdesk services. I will report back to you once I personally use the service. I am currently looking into hiring an assistant, be it virtual or local.

 

 

Seeing as it is getting warmer out now, Mr Mom is out walking in the early morning with baby. I have worked on my schedule to enable time to walk and enjoy mommy’s company or to let her sleep and take baby out solo. It’s a good excuse for me to say hello to neighbors and meet a few new contacts.

I was walking little baby E today. It was a Starbucks trip that I make very seldom. The difference between Coke and Pepsi may not be that great, because they are practically the same. Yet, as you can tell, there is a slight difference. Between Peets and Starbucks, the difference I get between their Americano’s, is, that Starbucks always tastes slightly harsh and gives me heartburn. Peets coffee is one I can drink all day to achieve minimal uncomfortable results. It may be more about picking a coffee shop for a reason more than the coffee. Sometimes you have a great time chatting briefly to a stranger, and sometimes it’s just nice to not have everyone know your name.  Sacramento has some really fun and tasty coffee/locations going on. Desserts, snack and dark star coffee is totally tasty at Coffee works. Tea is at temple. Sacramento has some really awesome people too and most a freidly and do care to chat and share. I give it the thumbs up. Business is a big part of my life and networking is fun. Doing so in a coffee shop is not something I do very often, at least when trying to drum up new clients. Yes, it can work. Do you hear that guy on the phone being super into himself and making a point of being there to do his business. Some might say, It’s a coffee shop, not an office. Work motivation as an independent contractor is a hard task. You must be strong, motivated and not be prone to slacking. I can understand the happiness and the stimulation to make calls when around other people. Is it pseudo voyeuristic or even narcissistic? Maybe it’s something else entirely. This is just going through my head as baby E is sleeping and I order coffee and look around at everyone.

Thank you ladies for giving me the, “Mr Mom”, title. I care deeply about my child , as does her mom. Taking her out on a walk so mom can sleep and feel better from her mammoth breast feeding activities is a part of my day I Enjoy.  Making sure our babe has a minimum of 8 feeds a day is very time consuming for mom. The lactation consultant said that at 5 weeks, a baby can practically start to eat the same way as they will at 6 months, (check this for accuracy), and may even need fed every hour at some part of the day. Yes, that is starting to happen, so I think there is a good habit taking shape here. Juggling work into that equation and vice versa is a daily task. To be fair, Baby E, is a great baby and sleeps very well, eats well and enjoys a march around the streets. She demands so much attention and she is so adorable to boot which means, its great talking to people and obviously the baby takes the biscuit on making that possible.

 

 

Old TelephoneI do a lot of my business calls in my car or in my office. Like most folks, I have a space in the house which I use as my office too. Intero Sac Central uses Intero Getty as conference/hub for now. That will change.Stay tuned for our very cool growth spurts. We are working on our new locations to match our mainstay here in East Sac. Ed Gatejen is our Guru and a great business man. He has worked tirelessly in Real estate for many years, building up his own business and teaching, coaching others along the way. You need only look at a few of the top Realtors in the area to know that he was deeply involved in helping and mentoring their growth. I am a lucky recipient of his coaching. From Lyon real estate in the 80’s until he reinvented his directive with “Gatejen“Real estate. Fast forward a few years till now, when he purchases an Intero Franchise. He seems to have the same pioneering unrelenting drive, enthusiasm, passion for people and work alike. Ask these questions and make sure they get answered.

Ten most important questions you should ask an agent before signing a listing contract:  

  1. How long have you been a licensed Realtor?
  2. How many buyers are you working with?

  6. What is your average marketing time?

PHASE 1

Can you do anything to enhance what you have?

o    Clean out and organize closets, add extra space by packing clothes and items you won’t need again until after you have movedo    Remove extra furniture, worn rugs and items you don’t use: keep papers, toys, etc. picked up, especially on stairso    Repair easy fixes: loose doorknobs, cracked molding, leaky taps and toilets, squeaky doors, closet or screen doors off their tracks, etc.o    Add dished potpourri or drop of vanilla or bath oil on light bulbs for scento    Secure jewelry, cash or other valuables

 

Living Room

o    Make it cozy and inviting, discard chipped or worn furniture and frayed or worn rugs

o    Consider packing away personal photos

Dining Room

o    Polish any visible silver or crystal

o    Set the table for a formal dinner to help viewers imagine entertaining here

 

Kitchen

o    Make sure appliances are spotless inside and out (try baking soda for cleaning stains).

o    Make sure all appliances are in perfect working order

o    Clean often forgotten spots on top of fridge and under sink

o    Wax or sponge floors to brilliant shine, clean baseboards

o    Organize item inside cabinets, pre-pack anything you won’t be using before your move

o    Keep counters as clear and empty as possible

 

Bathrooms

o    Remove all rust and mildew

o    Make sure tile, fixtures, shower doors, are immaculate and shining

o    Make sure all fixtures are in good shape

o    Replace loose caulking or grout

o    Make sure lighting is bright, but soft

Master Bedroomo    Organize furniture to create a spacious look with well-defined sitting, sleeping and dressing areaso    Organize and minimize walk-in closetBasement/Garage

o    Sell, give away or throw out unnecessary items

o    Organize and create more space by hanging tools and placing items on shelves

o    Clean water heater and drain sediment

o    Change furnace filter

o    Make inspection access easy

o    Clean and paint concrete floors and walls

o    Provide strong overhead lighting

 

Attic

o    Tidy up by discarding or pre-packing

o    Make sure exposed insulation is visible and in good condition

o    Make sure air vent is in good working order

o    Provide strong overhead lighting

 

When It’s Time To Show

o    Make sure all marketing materials are readily available

o    Open all draperies and shades, turn on all lights

o    Pick up toys and other clutter, check to make sure beds are made and clothes are put away

o    Give the carpets a quick vacuuming

o    Add some strategically placed fresh flowers

o    Open bathroom window for fresh air

o    Pop a spicy desert or just a pan of cinnamon in the oven for aroma

o    Turn off the TV and put on some light non-offensive music at low volume

o    Make a fire in the fireplace (seasonal)

o    Put pets in the backyard or arrange for a friend to keep them

o    Make sure pet areas are clean and 100% odor-free

o    Make sure all trash is disposed

o    Sweep walkways and driveways, remove branches, litter and toys

o    Add color and fill bare spots with plantings

o    Remove mildew or moss from walls or walks with bleach and water

o    Take stains off your driveway with cleaner or kitty litter

o    Clean and repair patio and deck areas

o    Remove any outdoor furniture which is not in good shape

o    Make sure pool or spa sparkles

o    Replace old storm doors

o    Check for flat-fitting roof shingles

o    Repair broken windows/shutters, replace torn screens, make sure frames and seams have solid caulking

o    Hose off exterior wood and trim, replace damaged bricks or wood

o    Touch up exterior paint, repair gutters and eaves

o    Clean and remove rust from any window A/C units or store them away

o    Paint the front door and mailbox

o    Add a new front door mat and consider seasonal door decoration

o    Shine brass hardware on front door, exterior lighting fixtures, etc.

o    Make sure doorbell is in good working order

 

General Interior Tips

o    Add a fresh coat of interior paint in light neutral colors

o    Shampoo carpeting, replace if necessary

o    Clean and wax hardwood floors, refinish if necessary

o    Clean and wash kitchen and bathroom floors

o    Wash all windows, vacuum blinds, wash window sills

o    Clean the fireplace

Seriously, you do have options. There is no doubt your house CAN be sold.
As you know, you and I only get paid after the sale closes, which means I only list properties I KNOW I can sell.

Homes for heroesWhat is Homes for heroes? 

Homes for Heroes was started just after the tragic events of 9/11 as our way to give back to heroes like those that bravely put themselves in harm’s way to help others that day. It’s a community minded company whose purpose is to provide help for community heroes who are buying or selling a home.

 

 

How long has Homes for Heroes been around?

Homes for Heroes is a National company that has been in business since 2001 and is currently in 49 States. Since we began tracking our saving to heroes in 2009, we have been able to give back over 4.7 million dollars to our nation’s heroes. We have carefully controlled our growth, enabling us to place just the right Realtors, Lenders and other affiliated business partners in cities around the country. Our goal is the highest level of service for our Heroes.

 

Who qualifies as a Hero?

Our core group of “heroes” include military personnel (both active duty and
retired), teachers, firefighters, law enforcement, EMT, Doctors and Nurses.

How much money do heroes save?

As a Realtor affiliate I donate 25% of my commission directly back to the hero at closing. Based on a $200,000 home, our heroes on average save $1,500 on their purchase not including the savings they’ll receive from local lenders, title companies and home inspectors that give back to heroes.
The 25% discount will apply directly to the HUD statement of the buyer/seller.

 

What is “Friends of Heroes”?

Friends of Heroes are National and Local business partners who have joined our Homes for Heroes family and agreed to discount their services for any Hero that participates in the program.
Are there specific requirements that must be met in order for a hero to participate? There are only two requirements for participation in our program. They must be represented at closing by a Homes for Heroes
affiliated Realtor and registered on the Homes for Heroes website (www.homesforheroes.com).

 

Can any Realtor or Lender be a Homes for Heroes representative?

No. Homes for Heroes screens all of its prospective Realtors and Lenders before they are allowed to become part of the program and all of our affiliates go through an in depth orientation process. We have strict guidelines that must be met regarding experience, ethics, industry associations, insurance and more.
